Terms of Service

You confirm the showing happened. Adding a showing asserts that the agent you're texting actually showed your listing and can reasonably expect a feedback request about it. Using Showfeed to send unsolicited marketing is prohibited and grounds for immediate termination.

The anti-spam rules are hard limits, not settings: max two automated texts per showing plus one manual nudge, 8am to 8pm local time only, and STOP is honored instantly and permanently across all customers.

Showfeed exists for one job. You agree not to use it to do anything else, and specifically not to:

• Send marketing, recruiting, solicitation or any message that is not a feedback request about a showing that actually happened.
• Upload a phone number you did not receive from the agent themselves or through the MLS or showing service used for that showing, or upload a purchased, scraped or rented list of any kind.
• Text a number after it has opted out, or try to route around an opt-out by re-entering it, using a second account, or asking someone else to send it.
• Misrepresent who you are, what listing you represent, or what the message is for.
• Put a seller report link in a public listing, an ad, or anywhere it can be indexed. Those links carry a street address.
• Attempt to identify a buyer's agent behind anonymous feedback and pass that identity to a seller.
• Probe, scrape, reverse engineer, overload or interfere with the service, or use it to build a competing product.
• Resell or sublicense access, or run the service on behalf of agents outside your own brokerage relationship, without a written agreement with us.

You are responsible for complying with the TCPA, CAN-SPAM, your state's real-estate advertising rules, and your MLS and brokerage policies. We build the guardrails; we cannot know your local rules.

The Pro trial runs 14 days with no card and downgrades to Free, never into a surprise charge. Cancel anytime from Settings in one screen. With no active listings you can pause for $0 instead. Subscriptions renew automatically until cancelled, cancellation takes effect at the end of the period you have already paid for, and we do not prorate refunds for a partial period.

Cancelling does not delete anything. Your listings, reports and response history stay in the account, and seller report links you have already shared keep working. There is no bulk export: to keep an offline copy of a report, open it and print to PDF from your browser. To have your data deleted, ask us. You keep ownership of what you put into Showfeed: your listings, your branding, your seller reports. You give us a limited license to host, process, transmit and display that content for the sole purpose of running the service for you, including sending the messages you ask us to send and rendering the reports you share. That license ends when the content is deleted, except for backups still working their way out of the system.

We keep ownership of Showfeed itself: the software, the design, the templates and guides on this site, and the Showfeed name and logo. You get a limited, revocable, non-exclusive and non-transferable right to use the service while your account is in good standing. Nothing here transfers any of our intellectual property to you.

If you send us feedback or a feature idea, we can use it without owing you anything for it.

Feedback is written by third parties; you may curate which quotes appear on a seller report, but aggregate counts always reflect all responses. Showfeed is provided as-is and as-available, without warranty of any kind, express or implied, including merchantability, fitness for a particular purpose and non-infringement. We do not warrant that every message will be delivered, that transcription will be accurate, or that the service will be uninterrupted. Carriers, transcription and AI providers are outside our control.

To the fullest extent the law allows, neither side is liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost listings or lost data, and our total liability for any claim is capped at the fees you have paid us in the 12 months before the claim arose. If you are on the Free plan and have paid us nothing, that cap is $100. Some states do not allow these limits, in which case they apply to you only as far as that state permits.

You agree to defend and indemnify Calgie LLC against any claim, loss or penalty arising out of your use of Showfeed, including a claim that a message we sent at your instruction violated the TCPA or a state messaging law, a claim brought by one of your sellers or by an agent you texted, and any breach of the acceptable-use section above. We will tell you promptly about any such claim and let you control the defense, and we will not settle anything in your name without asking you.

You can cancel any time from Settings, for any reason or none. We can suspend or terminate an account immediately, without refund, if you break the acceptable-use rules, if a carrier or regulator requires it, if the account is used to send messages to people who did not have a showing, or if payment fails past the grace period. For anything less serious we will contact you first and give you a chance to fix it. We can also stop offering the service altogether, in which case we will give account holders at least 30 days' notice and refund any prepaid period. The sections on your content and ours, liability, indemnification and disputes survive termination.

These terms are governed by the laws of the State of Arizona, without regard to its conflict-of-laws rules.

Talk to us first. Before filing anything, email hello@showfeed.app describing the problem and what you want. Most things get fixed in a week. If we have not resolved it within 30 days, either of us can proceed.

Arbitration. Any dispute that is not resolved informally will be settled by binding individual arbitration administered by the American Arbitration Association under its Commercial Arbitration Rules, seated in Maricopa County, Arizona, or conducted remotely at your election. The arbitrator decides the dispute, and either of us may still bring an individual claim in small-claims court instead.

No class actions. Claims are brought individually. Neither of us will bring or join a class, collective or representative action, and the arbitrator has no authority to hear one. If this waiver is held unenforceable for a particular claim, that claim leaves arbitration and goes to court, and the rest of this section still applies to everything else.

Court venue. For any dispute that ends up in court rather than arbitration, both sides consent to the exclusive jurisdiction of the state and federal courts located in Maricopa County, Arizona.

Program: Showfeed Showing Feedback, transactional text messages sent on behalf of real-estate listing agents to request feedback from an agent who showed their listing. Message frequency: up to 3 messages per showing (a request, at most one automated reminder, and at most one manual re-send), plus at most one courtesy note per listing if it goes under contract, sent only between 8am and 8pm local time. Message and data rates may apply. Reply HELP for help or STOP to opt out at any time; STOP takes effect immediately and permanently across all Showfeed senders. We will update this page when the terms change and move the effective date at the top. For a change that materially affects your rights or what you pay, we will email account holders at least 30 days before it takes effect. Continuing to use Showfeed after that date means you accept the new terms. If you do not, cancel before the date and the old terms govern everything up to it. We will not apply a change retroactively to a dispute that has already been raised.

Severability. If a court finds any part of these terms unenforceable, that part is trimmed to the minimum extent needed and everything else stays in force.

No waiver. If we do not enforce something right away, we have not given up the right to enforce it later.

Assignment. You cannot assign this agreement without our written consent. We can assign it to a successor in a merger or sale of the business.

Entire agreement. These terms and the privacy policy are the whole agreement between you and Calgie LLC about Showfeed, and they replace anything said before, in a sales conversation, on a marketing page, or in an email.
